<li>Average asking price today is $515,000</li>
<li>Average price is $272 per sq. foot</li>
<li>Almost 50% are identified as other than &#8220;standard&#8221; sales&#8221; e.g. short sales, repos, investor flips, etc.</li>
<li>2010 Average of 18 closing $603,800/$263 sq. ft.</li>
<li>2011 average of 22 closing $524,500/$258 sq. ft.</li>

<p><span style="color: #000000;"><strong><span style="text-decoration: underline;">Single family homes:</span></strong></span></p>
<ul>
<li><span style="color: #000000;">53 single family homes were for sale in Oct. The high for the year was 94 (six months ago) and a low of 50 last month. </span></li>
<li><span style="color: #000000;">21 homes were pending (in escrow) for Oct., that&#8217;s down from the past few months.</span></li>
<li><span style="color: #000000;">33 homes closed in Brea for the month of Oct. That was up for 20 and 23 for the prior two months. </span>
<ul>
<li>The average days on the market for Oct. was 77 compared to 56 &amp; 78 in prior two months.  </li>
</ul>
<p><span style="text-decoration: underline;"><strong>Brea Condos</strong></span>:</p>
<ul>
<li>Only 13 condos were for sale, compared to 10/10/14/16/14/6/12/9/13 in the past few months. </li>
<li>4 pending sales went into escrow, compared to 8 &amp; 4 in previous two  months. </li>
<li>4 condos closed  escrow in Oct. compared to 7 &amp; 3 past two months.  </li>
<li>Average closed condo prices was $328,000 for approximately 1,376 sq. ft. with an average marketing time of 52 days on the market.</li>
</ul>

<p><strong>Brea, CA Real Estate Sales Report ~ Brea home sales heat up this summer in Orange County. </strong></p>
<p><strong>Brea Single Family Homes for July 2009:</strong></p>
<p><strong> </strong></p>
<ul>
<li><strong>56 re-sale homes</strong> were  for sale, compared to 67 last month and 81 two months ago, 65/94/ respectively for the past few months.   </li>
<li><strong>33 pending sales &amp; back-ups</strong>, up dramatically 20 last month, and 23/18/ 25/12/20/16/36/30/27/ prior months.  </li>
<li><strong>22 homes closed in July</strong> up from 15 last month &amp; compared to  24/29/12/13/20/11/28/30/24/20/14/21 respectively in the prior 12 months. </li>
<li><strong>Average <em>selling</em> price</strong> for July was $570,000 (compared to $482,668 last month<strong>)</strong> for a home with an average of 2238 square feet.</li>
<li>The <strong>average days on the market</strong> for July was 38, down from 53 days in June and almost 1/2 of days on the market of 70 for May. </li>
<li>Of the 22 single family home, <strong>only 1 appears to be a bank/owned foreclosure</strong>, yet <strong>4</strong> out of the 22 <strong>were identified as short-sales</strong> or pre-foreclosure.</li>
</ul>
<p><strong>Brea Condo Sales Activity for July 2009:</strong><strong> </strong></p>
<ul>
<li><strong>Only 10 Brea condo/town-homes</strong> were <strong>for sale</strong>, exactly the same as last month and compared to 14/16/14/6/12/9/13 in the past few months. </li>
<li><strong>4 pending sales/back-ups</strong> went into escrow the same as last month compared to 6/3/3/1/4/3/1/5/7/2/1/1/ in prior months. </li>
<li><strong>6 condos closed  escrow</strong> in July compared to 2/1/2/6/0/5/3/4/2/5/4/2/2/0 respectively in preceding months.</li>
<li><strong>2 out of 6 closings were indentified as floreclosures, with 1 short sale. </strong></li>
</ul>
<p><strong>Comparing Brea home sales year-to- date 2008 vs. 2009. </strong></p>
<ul>
<li>2008 ~ 152 Closed Brea sales $520,235  Average Sales Price, $298.15 Sq. Ft., 85 days on the market, $293.68 price per square foot.</li>
<li>2009 ~ 166 Closed Brea sales Closed, $527,785 average sales price, $262.36 Sq. Ft., 73d ays on market, $259.09 price per square foot.</li>

<p><strong>I&#8217;ve been writing real estate sales reports for several cities in SoCal. I&#8217;ve watched the demand come and go since then. The report below is based on my findings for last month. </strong></p>
<p><strong>S<span style="color: #003366;"><span style="color: #003366;">i</span>ngle family real estate sales report for October 08, prices were from $200,000 to $1,275,000.  </span></strong></p>
<p><strong></strong></p>
<ul>
<li>102 re-sale homes were for sale, this represents a 15% increase from last month.  </li>
<li>12 pending sales went into escrow, down dramatically from prior months. 36/30/27/27/24/17/23/12/6 in prior months. </li>
<li>22 homes closed escrow in October the same as last month and  22/28/30/24/20/14/21/13/8/8/13/13/23/15, respectively in prior months.</li>
</ul>
<p><strong>Condo Sales for October</strong>~ <strong>$285,000 to $528,000. </strong></p>
<ul>
<li><strong>12 </strong>condos were for sale, compared to 10 the month before. </li>
<li>1 pending sale went into escrow in October as compared to 5/7/2/1/1/5/2/2/0 since the beginning of 2008.</li>
<li>3 condos closed escrow for the month, the same as last month and compared to 4/2/5/4/2/2/0/3/3/2/4/6/4, respectively in preceding months.</li>
</ul>

<p><strong>Brea single-family real estate sales activity for April 2008, prices range from $350,000 to $2,950,000.</strong></p>

<li>114 re-sale homes currently for sale, down from prior of months  122/134/132/150/156/161/156 respectively.</li>
<li>17 pending sales, currently in escrow, as compared to 23/12/6/9/9/6/8 in prior months.</li>
<li>21 homes closed escrow in April almost double from 11 in March and 13/8/8/13/13/23/15, respectively in prior months.</li>
<li>17 homes were removed from the market, the listings either expired, were withdrawn or cancelled as compared to 28 in March and down from prior months.</li>
</ul>
<p><strong>Brea condominium sales activity for April </strong>~<strong>Condos/town-homes range from $265,000.00 to 550,000. </strong></p>
<ul>
<li>14 condo/townhomes currently for sale, compared to 21/17/34/29/30/28 in preceding months.</li>
<li>5 pending sales went into escrow in April, as compared to 2/2/0/3/5/2/5/7 in prior months.</li>
<li>2 property closed escrow, (same as last two months) and compared to 0/3/3/2/4/6/4, respectively in preceding months.</li>
<li>4 properties were removed from the market, the listings either expired, were withdrawn or cancelled. The same number as March and also down from prior months.</li>

<li>2 pending sales went into escrow in Feb., same as last month and compared to 0/3/5/2/5/7 preceding months.</li>
<li>1 property closed escrow, compared to 0/3/3/2/4/6/4, respectively in preceding months.</li>
</ul>
<p>The majority of homes for sale in Brea are priced from the upper $600,000 range to the upper $800,000 range. Currently there are 17 homes for sale in Brea in excess of $1,000.000. In addition there are three new custom homes in excess of $2,900,000.</p>
<p>Brea&#8217;s current re-sale <strong>inventory stands at 7 months</strong>. Meaning at the current rate of sales (based on year-end statistics in 2007) it would take 7 months to sell the  inventory assuming no others (new listings) were added to the existing supply. </p>

<li>8 homes closed escrow in December, fewer than 13/13/23/15  respectively in prior months.</li>
<li>32 homes were removed from the market, listings expired, cancelled or withdrawn for the month compared to 34/26/32//31/ prior months.</li>

<p><strong>Condominimum sales activity for December </strong>~</p>
<ul>
<li>Condos/town-homes range from $309,000.00 to 548,000.00</li>
<li>34 condo/town-homes currently for sale, compared to 34/29/30/28 in preceding months.</li>
<li>0 pending sales went into escrow in December as compared to 3/5/2/5/7 preceding months.</li>
<li>3 properties closed escrow in December compared to 3/2/4/6/4, respectively in preceding months.</li>
</ul>
