<li>$344,425 Average Sales Price 2008 ~ Price Per Sq. Foot $197.95 ~ 76 Days on Market</li>

<p><strong> Not all type of sales are the same: </strong></p>
<p>2009 ~  130 Total Closings~ 43%  Standard Sales ~ 26%  Bank Repos ~ 20% Short Sales ~ 11% Other</p>
<p>2008  ~ 154 Total Closing ~  29% Standard sales ~ 41 % Bank Repos 19% Short Sales ~ 11% Other</p>
<p><strong>In analyzing the info I think the numbers reflect several things:</strong></p>
<p>(1) Sales for the first half of 2009 were at a record low, while sales at year-end increased dramatically, largely in anticipation of the expiration of the first-time home buyer credit.</p>
<p>(2) Bank repos sales were lower in 2009 vs. 2008 for several reasons, goverment imposed foreclosure moratorium, both federally and state, the Obama Work Out Plan in hopes of doing loan modification for home owners, and in <em>my opinion, </em>many lenders not wanting to add to the massive wave of foreclosures on their books.</p>

<p><strong>So what&#8217;s happening in the La Habra real estate market today? A whopping 81% of all closings for the month were identified at *distressed sales.</strong></p>
<p><strong> 2009Single Family Home Sales Activity for August:</strong></p>
<ul>
<li><strong>71 homes were for sale</strong>, up from 66 last month, and compared to 2/90/120/136/128/153/180/129/149/153/182 previously  </li>
<li><strong>41 pending sales</strong> in escrow during the month, and compared to 40/43/41/26/30/36/20/19/34/24/18/25/34/37 pending sales.</li>
<li><strong>23 homes closed</strong> in August down slightly from 28 last month and compared to 39/28/41/30/42/14/25/26 in prior months.  </li>
<li><strong>$407,000 was the average closed sales price</strong>, up slightly from the last two months, average size of 3 bedrooms 2 baths and 1,628 square feet, with an average <strong>56 days on the market.</strong></li>
<li><strong>74%</strong> of the closings were identified as single family <strong>distressed sales</strong>, either short sales, in the process of foreclosure or bank repos, up from 48% &amp; 58% for the past two months. </li>
<li><strong>Final sales price was 100</strong>% of the <em>original</em> asking price, and <strong>101% of the <em>final</em> asking price</strong>.  </li>
</ul>

<p><strong>Condo Sales:</strong></p>
<ul>
<li><strong>33 condo/townhomes were for sale</strong>, slightly more than last month (which was the lowest number for 2009) and compared to 40/36/50/56/65/63/65/71/72/63/82 previously.</li>
<li><strong>23 pending sales</strong> (in escrow) in August and compared in 20/20/9/7/18/7/6/12/23/11/6/5 for prior months.  </li>
<li><strong>14 closed</strong>, compared to  19/15/11/18/8/11/10/3/8in prior months.</li>
<li>$183,000 was the average closed price. </li>
<li><strong>ALL but one the condo sold i</strong>n August was identified as a distressed sales, i.e. short sales, in the process of foreclosure or bank repos, compared to 78% last month.</li>
<li>The average condo size was 2 bedrooms and 2 baths at 963 square feet, with an average of 108 days on the market. </li>

<p><strong> Selling your home?  </strong><strong>87% of all home buyers</strong> begin today with the Internet for their home search. <strong>80% of Orange County</strong> is on-line. <strong>The average age in Orange County is 36</strong> and I don&#8217;t know of a &#8220;thirty something&#8221; person in Orange County who is <em>not</em> on line.</p>

<p><strong>This report is intended to give you an overview of the real estate market </strong>compared to prior months  in La Habra for both single family homes and condominium sales<strong>.</strong></p>
<p><strong>If you&#8217;re a home buyer or a home seller it&#8217;s essential you have an understanding of today&#8217;s real estate market</strong> when it comes to market conditions in pricing and inventory. As inventory, (homes for sale) continues to decline it&#8217;s still a matter of supply and demand, therefore prices have continued to decline in each month of 2007.</p>
<p><strong>Oneof our biggest issues at this point is financing.</strong> While FHA financing is available at increased loan amounts, conventional financing especially in large loan (we refer to as jumbo) remain difficult. <strong>If you&#8217;re a home</strong> <strong>buyer</strong> you want to begin the loan process in advance of your home search. Once approved you normally have great strength in bargaining on prices.</p>
<p><strong>If you&#8217;re a home seller,</strong> pricing your ahead of others is crucial for a timely sale. That&#8217;s right, pricing it ahead of the competition, including foreclosures/bank owned properties.</p>
<p><strong>Single family homes</strong> range in price from $180,000 to $1,675,000, although only 4 were priced over $1,000,000.00 (exactly the same as last two months).</p>
<p><strong>128 homes</strong> were <strong>for sale</strong>, down for the past seven months and compared to 153/180/129/149/153/182/216 prior months.</p>
<ul>
<li><strong>20 pending sales</strong> in escrow during the month, and compared to prior months of 19/34/24/18/25/34/37 pending sales.</li>
<li><strong>42 homes closed DEC</strong>, up from 30 last month and compared to 35/2/27/14/25/26 prior months.</li>
<li>$471,000 was the <strong>average <em>asking </em>price.</strong></li>
</ul>
<p>$<strong>470,000 was the average <em>closed</em> price</strong> (up from $432,000 last month and $389,000 the prior month) for 1,680square feet with an average of 101 days on the market.</p>

<p><strong>Condominiums</strong> range from $115,000 to $399,000.</p>
<ul>
<li><strong>65 condo/town-homes</strong> were for sale, as compared to 71/72/63/82/83 in prior months.</li>
<li><strong>7 pending sales</strong> (currently in escrow) in escrow, compared in 6/12/23/11/6/5 for prior months.</li>
<li><strong>11 closed</strong>, compared to 10/3/8/10 in prior months.</li>
<li><strong>$218,300 </strong>was the average asking price for a 2 bedroom/2 bath, 1032 square feet with an active days on the market of 92.</li>
<li><strong>$199,477</strong> <strong>was the average closed price</strong> (compared to $202,700) for 2 bedroom/2 bath, 1,012 square feet, with an average time of 69 days on the market.</li>

<li>18 pending sales, currently in escrow, double from the past 5 months.</li>
<li>18 homes closed escrow in Feb, double of the past 2 months and the highest number since mid-2007.</li>

<p><strong>Condominium activity for February:</strong></p>
<ul>
<li>Condos currently range from $160,000 to $589,000 in the city ~ <strong>median list price is $296,000.</strong></li>
<li>76 condo/town-homes currently for sale in, down somewhat from the past 5 months.</li>
<li>3 pending sales (currently in escrow) in escrow for the month, about the same as past 5 months.</li>
<li>5 properties closed escrow, up slightly from last month, yet lower than previous 3 months.</li>

<p>This is intended to be a snapshot for December 2007 in comparison to the prior 3 months. </p>
<p><strong>Single family activity for December:</strong></p>
<ul>
<li>Single family homes currently range from $260,000 to $1,430,000 in the City of La Habra.</li>
<li>200 currently for sale in the city, down slightly last 3 months, 210/Nov, 212 /Oct.&amp;Sept.</li>
<li>11 pending sales, currently in escrow, up from 7 for last 2 months and 5/Sept.</li>
<li>10 homes closed escrow in Dec. up slightly from 9/Nov. similar to 10/October, 11/ September and down from 16/ July.</li>
<li>48 homes were taken off the market, or listings expired or withdrawn, similar to 59/58 for the last two months/</li>
</ul>
<p><strong>Condo activity for December:</strong></p>
<ul>
<li>Condos currently range from $195,000 to $630,000 in the city (similar to last month).</li>
<li>80 condo/town-homes currently for sale in, up slightly from 77 in Nov. compared to 105/Oct. &amp; 111/September.</li>
<li>4 pending sales (currently in escrow) in escrow for the month, up from 3 last month, compared to 4/Oct., 2/Sept.</li>
<li>2 properties closed escrow, compared to 7 last month and 15/Oct. and for 18 Sept.</li>
<li>35 properties were removed from the market, listings expired or canceled, compared to 21 last month 15 for Oct.</li>

<li>9 homes closed escrow in Nov. similar to 10/October &amp;  September and down from 16/ July.</li>
<li>59 homes were removed from the market, or listings expired or withdrawn, similar to 58 last month and 46 the prior month.</li>

<li>21 properties were removed from the market, listings expired or canceled, compared to 15/Oct.</li>

<p><strong>The O.C. City of La Habra</strong> is located on the Northern boundaries of <strong>Orange</strong> and L.A. <img style="width: 233px; height: 133px;" src="http://filelibrary.myaasite.com/Content/22/22365/25077212.jpg" border="0" alt="La Habra Sign" hspace="5" vspace="5" width="257" height="167" align="left" title="La Habra, CA&#124; Real Estate Report for Nov&gt; ~ 2007 Photo" />counties, yet  to be confused with nearby La <strong>Habra Heights</strong>, right next-door and <em>is </em>in <strong>L.A. <p>La Habra is also known as the home of the famous Children&#8217;s Museum. What a great place to spend an afternoon. The Children&#8217;s  museum is on Euclid in the heart of the city. Admission is $5 for La Habra residents and $6 for other visitors. It&#8217;s a great way to spend an afternoon with the kids, I&#8217;ve done it several times myself.</p>
