Sales/market activity for re-sale homes January 2008:

Single family homes were priced from $305,000 to $1,189,000.

• 180 single family homes were for sale during January , about the same from the prior 3 months.
• 12 homes sold, pending sales entered escrow for the month, up almost double from last month.
• 11 homes closed escrow in January the same as December up from 7 the prior month.
• 39 homes were removed from the market, or listings expired or withdrawn for the month compared to slightly fewer than the past 2 months.

Condominium for January were priced from $170, 000 to $660,000.

• 65 condo/town-homes were for sale in the city, down from 79 last month..
• 5 of those properties were reported as sale pendings, compared to 4 & 7 for prior months.
• 2 properties closed escrow in January fewer than December and November.
• 16 properties were “off market” either the listing expired, was withdrawn from the market or cancelled, exactly the same as Dec. la and 14 in November 2007.
