I’ve been writing real estate sales reports for several cities in SoCal. I’ve watched the demand come and go since then. The report below is based on my findings for last month.

Single family real estate sales report for October 08, prices were from $200,000 to $1,275,000. 

• 102 re-sale homes were for sale, this represents a 15% increase from last month.  
• 12 pending sales went into escrow, down dramatically from prior months. 36/30/27/27/24/17/23/12/6 in prior months. 
• 22 homes closed escrow in October the same as last month and  22/28/30/24/20/14/21/13/8/8/13/13/23/15, respectively in prior months.

Condo Sales for October~ $285,000 to $528,000.

• 12 condos were for sale, compared to 10 the month before. 
• 1 pending sale went into escrow in October as compared to 5/7/2/1/1/5/2/2/0 since the beginning of 2008.
• 3 condos closed escrow for the month, the same as last month and compared to 4/2/5/4/2/2/0/3/3/2/4/6/4, respectively in preceding months.
