<p><strong>I&#8217;ve been writing real estate sales reports for several cities in SoCal. I&#8217;ve watched the demand come and go since then. The report below is based on my findings for last month. </strong></p>
<p><strong>S<span style="color: #003366;"><span style="color: #003366;">i</span>ngle family real estate sales report for October 08, prices were from $200,000 to $1,275,000.  </span></strong></p>
<p><strong></strong></p>
<ul>
<li>102 re-sale homes were for sale, this represents a 15% increase from last month.  </li>
<li>12 pending sales went into escrow, down dramatically from prior months. 36/30/27/27/24/17/23/12/6 in prior months. </li>
<li>22 homes closed escrow in October the same as last month and  22/28/30/24/20/14/21/13/8/8/13/13/23/15, respectively in prior months.</li>
</ul>
<p><strong>Condo Sales for October</strong>~ <strong>$285,000 to $528,000. </strong></p>
<ul>
<li><strong>12 </strong>condos were for sale, compared to 10 the month before. </li>
<li>1 pending sale went into escrow in October as compared to 5/7/2/1/1/5/2/2/0 since the beginning of 2008.</li>
<li>3 condos closed escrow for the month, the same as last month and compared to 4/2/5/4/2/2/0/3/3/2/4/6/4, respectively in preceding months.</li>
</ul>
<p>Brea is a City is well known for excellence in education,our schools have been strong attraction for residents in our community. Want to shop? 			<content:encoded><![CDATA[<p><span style="color: #000080;"><strong>Brea&#8217;s downtown area on Birch Street is well known for eateries, fine dining and great eats. The Carvao Grill a South American steakhouse is one of my personal favorites.</strong> </span> My last trip was for lunch a few weeks ago.</p>
<p>There&#8217;s indoor and outdoor dinning to choose from. The proprietor Piaggio (aka Coli) was born and raised in Argentina <em>He&#8217;s also the perfect host</em>. I took this photo of him out in front of his restaurant one day during the <a href="http://activerain.com/blogsview/126865/Brea-s-Certified-Farmer" title="Brea Farmers Market" target="_blank" class="liexternal">Brea Farmer&#8217;s Market</a> held on Tuesdays.  As for my lunch the serving  size was so large it also became my dinner the next day.</p>
<p>Then  as a nice surprise  Coli sent  over a  very special dessert.</p>
<p>If you&#8217;re looking for a wonderful place of lunch or dinner in Brea try the Carvao Grill, check out their <a href="http://www.carvaogrill.com/menu.php" title="Carvao Grill Menu Brea, CA" target="_blank" class="liexternal">menu here.</a> Oh just in case you were wondering, yes there is a full bar.</p>
<p>So give it a try, you won&#8217;t be disappointed!  Oh, how about dinner at a movie?  You know the Carvao is just across the street from the Edwards Theaters.  Save your movie ticket and get a discount on dinner at Caravo, (some restrictions apply) what deal!  You will love this place.</p>

<p>If you&#8217;re a free-style pasta or a fitness pizza lover, this is the place for you. You will find them both here. Salads? Of course, they&#8217;re a full meal in themselves. Fresh fish and grilled chicken are a specialty. The unique combination of fresh herbs and spices help makes this menu really special. I can honestly say every single mean I&#8217;ve ever ordered has been an exception.</p>
<p>Dining is available indoors and out, recently we dined outdoors, the weather was ideal. Mark our enthusiastic server couldn&#8217;t have been better making a few suggestions himself on the menu. The other night we had the Chilean sea bass, thick, meaty and exceptionally tasty. The price including an outstanding tomato basil soup as a starter was $24.</p>

<p><strong>Brea single-family real estate sales activity for April 2008, prices range from $350,000 to $2,950,000.</strong></p>
<ul>
<li>114 re-sale homes currently for sale, down from prior of months  122/134/132/150/156/161/156 respectively.</li>
<li>17 pending sales, currently in escrow, as compared to 23/12/6/9/9/6/8 in prior months.</li>
<li>21 homes closed escrow in April almost double from 11 in March and 13/8/8/13/13/23/15, respectively in prior months.</li>
<li>17 homes were removed from the market, the listings either expired, were withdrawn or cancelled as compared to 28 in March and down from prior months.</li>
</ul>
<p><strong>Brea condominium sales activity for April </strong>~<strong>Condos/town-homes range from $265,000.00 to 550,000. </strong></p>
<ul>
<li>14 condo/townhomes currently for sale, compared to 21/17/34/29/30/28 in preceding months.</li>
<li>5 pending sales went into escrow in April, as compared to 2/2/0/3/5/2/5/7 in prior months.</li>
<li>2 property closed escrow, (same as last two months) and compared to 0/3/3/2/4/6/4, respectively in preceding months.</li>
<li>4 properties were removed from the market, the listings either expired, were withdrawn or cancelled. The same number as March and also down from prior months.</li>

<p>Time,  4:30 to 8:00 p.m. Plenty of parking in down town Brea in the parking garages on Birch Street.</p>
<p>Yes attendance is free, come and enjoy the live entertainment.  However the food &#8220;tastes&#8221; are available by purchasing wrist bands for $10 each.  Samplings will be provided by some of  Brea&#8217;s local eateries, some of the local favorites and few of the new ones around town.</p>
<p>Local business are also featured at the table top expo showing their wares and services.</p>

<p>As a Realtor,  not long ago I made the decision to buy some furniture to help stage a home, a listing I had on the market for a family member. Actually I considered renting furniture and then I decided to shop around for other alternatives.  From there I bought a few things, beginning with the living room first. </p>
<p><strong>I&#8217;m happy to report the idea proved to be successful</strong>, the property sold in 30 days. Afterwards the furniture was moved to another vacant home needing staging. The second home also sold and and closed escrow last Thursday.  From there we moved the furniture to another vacant home, soon to also be on the market.</p>

<li>8 homes closed escrow in December, fewer than 13/13/23/15  respectively in prior months.</li>
<li>32 homes were removed from the market, listings expired, cancelled or withdrawn for the month compared to 34/26/32//31/ prior months.</li>

<ul>
