Brea’s New Sport Park ~ It’s A Party & You’re Invited!

Mark your calendar and plan on attending,  it’s a great event, the long awaited grand opening of our brand new Sports Park at 3333 Birch Street, the corner of Birch and Valencia at the eastern side of Brea.

The site is 26 improved acres and home to baseball and softball fields in addition to batting cages and a pratice field. Like soccer? Check out the facilities here.  Or maybe the basketball courts, it’s all here. There’s even a playground and concession areas, something for everyone.

Events begin Saturday at 9:00 a.m.! Help celebrate with your friends and neighbors.

The site was purchased from UNOCAL, a total of 39 acres. Twenty-six to be used for the sports park and the remaining portion for the site of a future school.

Brea’s a wonderful community located in Northern Orange County, population is about 39,000 residents.

Down Town Brea (aka Brea’s Birch Street Promenade) is located on Birch Street and Brea Blvd.

There’s indoor and outdoor dinning to choose from. The proprietor Piaggio (aka Coli) was born and raised in Argentina He’s also the perfect host. I took this photo of him out in front of his restaurant one day during the Brea Farmer’s Market held on Tuesdays.  As for my lunch the serving  size was so large it also became my dinner the next day.

Then  as a nice surprise  Coli sent  over a  very special dessert.

If you’re looking for a wonderful place of lunch or dinner in Brea try the Carvao Grill, check out their menu here. Oh just in case you were wondering, yes there is a full bar.

So give it a try, you won’t be disappointed!  Oh, how about dinner at a movie?  You know the Carvao is just across the street from the Edwards Theaters.  Save your movie ticket and get a discount on dinner at Caravo, (some restrictions apply) what deal!  You will love this place.

From the 57 Freeway ~ Exit on Imperial Hwy. Drive west towards Brea Blvd. turn right (north) to Birch  St. then left (west) on Birch Street. Plenty of FREE parking.

The healthy and tasty menu is well rounded, there’s something for everyone!

If you’re a free-style pasta or a fitness pizza lover, this is the place for you. You will find them both here. Salads? Of course, they’re a full meal in themselves. Fresh fish and grilled chicken are a specialty. The unique combination of fresh herbs and spices help makes this menu really special. I can honestly say every single mean I’ve ever ordered has been an exception.

Dining is available indoors and out, recently we dined outdoors, the weather was ideal. Mark our enthusiastic server couldn’t have been better making a few suggestions himself on the menu. The other night we had the Chilean sea bass, thick, meaty and exceptionally tasty. The price including an outstanding tomato basil soup as a starter was $24.

Then of course we saved room for the dessert, I took this photo just in time.

Brea single-family real estate sales activity for April 2008, prices range from $350,000 to $2,950,000.

• 114 re-sale homes currently for sale, down from prior of months  122/134/132/150/156/161/156 respectively.
• 17 pending sales, currently in escrow, as compared to 23/12/6/9/9/6/8 in prior months.
• 21 homes closed escrow in April almost double from 11 in March and 13/8/8/13/13/23/15, respectively in prior months.
• 17 homes were removed from the market, the listings either expired, were withdrawn or cancelled as compared to 28 in March and down from prior months.

Brea condominium sales activity for April ~Condos/town-homes range from $265,000.00 to 550,000.

• 14 condo/townhomes currently for sale, compared to 21/17/34/29/30/28 in preceding months.
• 5 pending sales went into escrow in April, as compared to 2/2/0/3/5/2/5/7 in prior months.
• 2 property closed escrow, (same as last two months) and compared to 0/3/3/2/4/6/4, respectively in preceding months.
• 4 properties were removed from the market, the listings either expired, were withdrawn or cancelled. The same number as March and also down from prior months.

The majority of homes for sale in Brea are priced from the upper $600,000 range to the upper $800,000 range. Currently there are 16 homes for sale in Brea in excess of $1,000.000. In addition there are three new custom homes in excess of $2,900,000.

• The average price per square foot for April 2008 was $337.00.

Yes attendance is free, come and enjoy the live entertainment.  However the food “tastes” are available by purchasing wrist bands for $10 each.  Samplings will be provided by some of  Brea’s local eateries, some of the local favorites and few of the new ones around town.

Local business are also featured at the table top expo showing their wares and services.

This fun event is not to be confused with the “Brea Fest” held annually in August (August 15th this year) at the Brea Civic Center. The downtown Brea Promonade is also home to Brea’s Certified Market each Tuesday.

In today’s challenging market, it’s essential to employ every single tool when it comes to marketing your home

As a Realtor,  not long ago I made the decision to buy some furniture to help stage a home, a listing I had on the market for a family member. Actually I considered renting furniture and then I decided to shop around for other alternatives.  From there I bought a few things, beginning with the living room first. 

I’m happy to report the idea proved to be successful, the property sold in 30 days. Afterwards the furniture was moved to another vacant home needing staging. The second home also sold and and closed escrow last Thursday.  From there we moved the furniture to another vacant home, soon to also be on the market.

When it comes to selling your home, staging can absolutely crucial.

• 8 homes closed escrow in December, fewer than 13/13/23/15  respectively in prior months.
• 32 homes were removed from the market, listings expired, cancelled or withdrawn for the month compared to 34/26/32//31/ prior months.

Condominimum sales activity for December ~

• Condos/town-homes range from $309,000.00 to 548,000.00
• 34 condo/town-homes currently for sale, compared to 34/29/30/28 in preceding months.
• 0 pending sales went into escrow in December as compared to 3/5/2/5/7 preceding months.
• 3 properties closed escrow in December compared to 3/2/4/6/4, respectively in preceding months.

The majority of homes for sale in Brea are  priced from the upper $600,000 range to the upper $800,000 range. Currently there are 19 homes for sale in Brea over $1,000.000. There are a few new custom homes in excess of $2,900,000.
